Richard is a property manager's dream maintenance technician: knowledgeable, cooperative and devoted to his buildings. I was assigned to a new property and inherited Richard. I depended heavily on his knowledge, history and his helping hand. He jumped to my aid, spending long hours with enormous patience to educate me on the operations and nuances of my new assignment. During that time his car died and he had to share a vehicle with his working wife. But unbeknownst to me at that time, his wife was undergoing treatment for cancer. Portions of this time she waited quietly, enduring with many health difficulties, sitting hours in a waiting vehicle as Richard went about his job with me without complaint or any hint of personal difficulties.

When I look back on his cooperation and assistance during very serious and hard circumstances, I marvel at his composure and am deeply grateful for what he worked through. Today he stands as my favorite maintenance person in my 20+ year career.

Richard Davis is a devoted family man and husband of a cancer-surviving wife who has integrity, company and tenant loyalty and someone I am thankful to call a friend.

Andrew Kachiroubas

I would like to nominate Andy Kachiroubas for the Maintenance Hero Award. As a Portfolio Chief Engineer, Andy is responsible for the maintenance operations at 3 buildings. It is amazing how Andy is able to manage multiple tasks and consistently meet all deadlines, while always remaining calm under pressure.

Andy is actively involved in 2 major chiller projects. He never complains about the long hours at night or on the weekends. Andy is not the type to push off long hours to his employees if he won't do them himself. He works side-by-side with his team and takes the time to teach them new skills.

Andy's customers send me emails about how much they appreciation Andy's work and positive attitude. Andy takes the time to meet with each of his customers and employees on a regular basis. Andy provides recommendations for building improvements and works closely with the property managers and his staff to be sure they are completed in a timely manner.

As if Andy's daily work is not enough to keep him busy, he also sends me weekly updates on the major events that happened at his properties. Andy keeps me informed of all emergencies. I am surprised to hear of all the after hour calls that he receives and he still reports to work with a positive attitude.

We are very thankful to have Andy as our Portfolio Chief Engineer!

While our snow removal vendor was snowplowing at one of our locations, they inadvertently hit the gas line and meter to the building causing a major gas leak. While the multi-tenant building was being evacuated, Jason was walking towards the building and explained to authorities that tried to stop him that it was his building and he needed to be there and evaluate the situation. He coordinated with all the crews on site, the home office and, most importantly, the tenants. He worked diligently, day and night, with the crew members to ensure that the tenants were back up and running with minimal interruption in their businesses. He addressed any concerns they had, reassuring them when it was safe to return to the building. This dangerous situation ended well, and Jason was a strong and calm presence throughout it all - in other words, "Grace Under Pressure".

Mike deserves to win more than one category but since I must choose, I feel that he has definitely shown grace under pressure. Mike left his job as a pipe fitter and joined our company as an entry level engineer 2 years ago. He worked closely with our Chief Engineer, Bob, who was beyond impressed with Mike's ability to learn so quickly. Mike was working on his own in a matter of months while taking classes on the side to improve his electrical and HVAC knowledge. When Bob retired last October, Mike took over and has been working solo ever since. Not only has he been running the show, but he's done it seamlessly. You would never know that he's stressed or in a bad mood, or his daughter is going into surgery the next day, because he's always whistling a tune and wearing a smile on his face. The tenants are always telling us what a great job Mike is doing and how much they appreciate his friendliness and follow up.

Recently, our HVAC system was making intermittent loud noises throughout the day. Our most seasoned HVAC vendor which more than 25 years experience came out several times to trouble shoot. Mike looked at the issue and suggested that he thought that the new boiler was hooked up backwards causing the seals to vibrate. The 25-year veteran of HVAC said he had never seen that in his entire career and wouldn't have thought of that. Sure enough, that is what was causing the noises.

We really appreciate Mike and are so glad that he is a part of our team!
