With the migration to Building Engines from the previous system, Carlos took the opportunity to revamp our PM program and equally distribute the workload more evenly throughout the year. This allowed proper spacing and helped insure PM's were not rushes and given the proper time needed to complete. He also championed the use of tablet devices to eliminate wasteful paper consumption.

With the snow and ice piling up, one of our buildings' experienced a waterfall of a leak. Chico immediately notified all parties and began to call our service vendors for pricing and immediate assistance. He fashioned a downspout, using materials that he keeps onsite, to funnel the water into several buckets, all while ensuring each vendor was scheduled.

Candido "Chico" Corchado always thinks one step ahead of the issue. He thinks about all of the possible solutions and what issues the solutions may cause when assessing situations. He will call service vendors, obtain competitive pricing, negotiate pricing and scope of work, and either secure the best deal or complete the job himself after obtaining a significant understanding of the job at hand. His resourcefulness and creativity is unparalleled, and we are lucky enough to have him on our team saving us hundreds of dollars on contracts, preventative projects, and hot issues.

In the maintenance field cost avoidance is the financial metric that, as often as not, is what distinguishes outstanding engineers from rest. Larry Hatton, Chief Engineer at a 358,000 square foot high-rise office building in downtown Portland epitomizes those who strive to bring recognizable value to the services they provide.

The examples are many: over several years Larry has implemented energy saving measures that have reduced overall building energy use by 20% without requiring intensive capital investment; when costly equipment breakdowns occur, like the failure of any one of the 40-ton refrigeration compressors that are on each floor of his building, Larry and his assistant pull a rebuilt one out of building inventory and are able to get the system back in service overnight: an expedited level of service that no contractor can offer and at minimal cost; Larry also maintains a critical eye on all other contractor services ensuring optimal value is delivered and he is always ready to produce cost-effective alternatives to their proposals for what would otherwise be expensive repairs or replacement. It is with efforts like these that illustrate Larry's ability to reduce operating costs and, as a result, increases the value of this asset.

Peter Ondrias is working in Kitchener-Waterloo area but other day he went to our Oakville location to check the Fire Alarm System. As he finished his work there he also replaced a few damaged ceiling tiles. And on the request of the receptionist who usually re-direct those maintenance calls, Peter fixed a few other issues such as door closure, file doors and also a plumbing issue in the cafeteria. He did stay a little bit longer than he expected but he saved as money taking care of the other three service calls. And most importantly, he made everybody happy. Thanks Peter for your help, very good customer service.
