"I also want to take this opportunity to express our gratitude to Pedro and his team, Franklin and Adalberto, for their assistance and support throughout the entire construction process - from developing the scope, to reviewing proposals, to scheduling the contractors, to completion of the job. Pedro was always helpful in sharing his expertise when we had logistical and technical questions. We appreciated his foresight to arrange for a temporary holding area for storage of our packing crates, especially in considering our needs for securing sensitive materials (and everyone's help in the daunting task of moving over 100 crates!). They all were eager to help and pitch-in with any task that we needed. He and his engineers where understanding and flexible working with the contractors' schedules and putting in the long, late, over-time hours. And we are thankful that we could rely on them to be on-site or respond immediately whenever we encountered a problem."

I would like to nominate our Building Engineer, Michael Cupurdija, for Maintenance Hero. Mike's work habits convey that he takes ownership in the success of not only our Property Management team here in Nashville, but our tenants as well.
He is very conscientious and consistently evaluates the demands and objectives of his job as Building Engineer, both planning and communicating what is necessary to complete projects, including taking into consideration the budget and our tenants schedule constraints. He shows great attention to detail and creativity during the course of completing projects, handling work orders, tenant requests, as well as our tenant events. He also does an outstanding job of managing the relationship we have formed with our tenants, always going the extra mile to accommodate their needs.
His focus and success on customer service is commendable. Mike is on call 24/7 and even though he lives over an hour away never complains if called upon when needed at the building after hours, once even flying back into town early from his vacation to accommodate an important project our tenant had scheduled. He has saved the day on many an occasion accommodating our tenants schedule over that of his own.
Mike's work ethic and positive can-do approach spirit is contagious and spreads throughout our workplace. I believe Mike's in-depth knowledge of his job and his dedication and commitment to tenant service more than qualify him for this much deserved recognition of "Maintenance Hero."
Robert Nelson

Robert Nelson is a maintenance hero. He is at work more than he is at his own home. He is on call twenty four hours a day when it comes to the safety and comfort of our residents. He wears many hats.
Bob takes great pride in renovating apartments for new move-ins. He oversees a large maintenance staff as well as outside contractors. He is very good at negotiating and finding ways to save the company money, while maintaining strong relationships w/ vendors. He oversees the large maintenance staff as well as the security team. He leads them by example and works along side of them when things need to get done. Bob's job has huge responsibilities. Bob puts the needs and comfort of our residents before his own, often working outside in freezing cold conditions for days on end. Sometimes shoveling snow away from foundations to divert water from flooding the basement level, or to remove ice damns on rooftops so that residents on the fourth floor do not experience leaking ceilings.
Many times he had to cover a third shift security position when a staff member calls out. He has a lot of compassion for the residents and often goes above and beyond to help them.
Not everyone knows of this story. He once spent his own time to create a specially adapted litter box for a resident's ailing cat. The resident had just put one of her two beloved cats to sleep, leaving behind a very lonely and confused cat. The resident was overwhelmed with grief with her loss. The surviving cat started having a lot of "accidents" in the apartment. It was going any place but the litter box. This resident was very fearful that she would have to give up her companion. She tried, with Bob's help, several different brands of litter as well as types of boxes. Nothing was working. Bob designed a special ramp for the poor arthritic cat .The resident was overjoyed with the gift and with Bob's efforts. Bob Nelson is a humble man that never seeks any glory for his extra efforts, often going unrecognized.
Jorge Salazar

We have lived in Park Adams for nearly 14 years and have known Jorge for most of those years. He is always pleasant, professional, and caring. His work ethics are equally strong, as we see him day and night, even on weekends, when emergencies surface or bad weather requires preparation to weather-proof the building and the parking lot. When the building was temporarily without a chief engineer, he made himself available daily, sacrificing person time with family. We got to know Jorge personally over the years and know how important family is to him. Not only he values his own family, he also treats building residents as family. We exchange personal stories whenever we cross each other in the hallway or over maintenance work he is doing at our unit. We know he has a daughter and a son with grandchildren and that his son-in-law is a Pittsburgh Steelers fan.
Jorge often goes above and beyond the call of duty. When an elderly resident needed help with removing snow around her car during a severe storm recently, we witnessed Jorge willingly, and without being asked, pick up a snow shovel and dig her car out of the snow. When he was finished with her car, he came over to us (we were cleaning off our car) and asked if we needed help. It is common to see him quickly approaching the door and opening it when he see a resident carrying items and his/her hands are not free.
Jorge takes care of maintenance requests promptly and professionally. When a work order cannot be completed due to a lack of parts, he explains the situation clearly and helps the residents understand what to expect next. We are fortunate to have an excellent engineer like Jorge who is competent, personable, dedicated, and caring. He is our Hero Engineer!
